Renters Tips

1. Tenants should promptly attempt to dry minor water spills and clean up small amounts of mold in their units. If more than a couple of cups of water were spilt, or if the tenant is unsure of the extent of the water spill, the tenant should contact the property manager. If there is a pipe leak or water entering through a wall, the property manager should be notified as soon as possible because the problem may be much larger than it seems.

2. Tenants should be aware of and correct their own activities that lead to the accumulation or intrusion of excess amounts of moisture. Improving air circulation, by opening windows and running fans (including bathroom and kitchen fans), can help to reduce moisture level in the air. Also, there should be some space between furniture and walls to allow any moisture to escape. Keep in mind that repairs that cost more than a few hundred dollars may require a building permit-tenants should talk to the landlord before undertaking such a project.

3. Tenants should promptly notify their landlord or property manager when they find evidence of moisture problems or mold growth that they are unable to correct themselves. A verbal communication should be followed up in writing to avoid misunderstandings, and because the tenant may want to use the letter in future legal proceedings. Ultimately, it is the responsibility of the landlord or property manager to correct moisture problems and mold growth that cannot be effectively corrected by the tenant. A timely response is in the interest of both the tenants and the building owner, since the longer the mold and moisture problems continue, the more severe and costly the damage may become. Most landlords and property managers are eager to learn about and fix moisture and mold problems.
